Entry depth

We only store the last 4 digits. The full loan number goes on the letter later, and stays in your browser.

The 12-month period the “projected” / “anticipated” table covers, e.g. Feb 2026 – Jan 2027.

Were all your payments in the last year received within 30 days of the due date?

A payment up to 30 days late still counts as “current” for escrow refunds.

Is the loan in bankruptcy or foreclosure, or more than 30 days behind right now?
Did you sign an agreement to pay extra into escrow?
Does your mortgage document or state law set a lower cushion than two months?

Some mortgages and states limit the cushion to one month or zero. Look for “cushion” or “reserve” in your security instrument.

For “one month”, enter 1/12 of your yearly escrow bills.
